E.P.C


What is an Energy Performance Certificate (E.P.C)?


An E.P.C provides the Energy efficiency Rating (E.E.R) and Environmental Impact Rating (E.I.R) for a dwelling. The ratings are on a scale of A-G, similar to that seen on fridges and washing machines. The E.E.R will give the current average costs for heating, hot water and lighting for a property. The E.I.R represents the properties carbon emissions There is also a list of recommendations to improve energy efficiency. Certificates must be supplied by an accredited domestic Energy Assessor or Home Inspector.


The Law


As a result of an EU Directive it is now required by law, for all domestic properties to have an E.P.C when they are sold. An E.P.C is an important document in a Home Information Pack.
Privately rented properties are also required an E.P.C when they are rented out.


Landlords


Properties rented out before 1st October 2008 will not require an E.P.C, until there is a change of tenant.
Certificates are then valid for 10 years.
Landlords are responsible for ensuring a valid E.P.C is made available to all prospective tenants.
Penalties include fines of up to £5000 and the loss of the right to operate.

Voluntary E.P.C’s


We can supply E.P.C’s to anyone wishing to improve the energy efficiency of their home. With soaring energy prices, an E.P.C will advise on how to cut those fuel bills and help to keep your home warm and green.

Here is a list of some measures the certificate many recommend.


Low energy light bulbs


These light up to 12 times and use around 80% less energy than traditional filament bulbs.


Hot water tank jackets


These cost around £20 and can cut heat loss by around 75%


Increase Insulation


Fitting 250mm of loft insulation can cut heat loss by around 25%


Cavity Wall Insulation


If you have unfilled cavity walls, installing insulation could cut heat loss by30%


New Boiler


If the boiler is old, then when it needs replacing it’s recommended that a Band A condensing one is installed. These are more expensive than a normal boiler, but are more energy efficient and save you a lot more money on fuel bills.


Heating Controls


How the heat is controlled is very important. Programmers, room thermostats and thermostatic radiator valves are recommended for a good rating.
